Katsetiu Villas is a homestay (also known as private vacation rental home) that provides comfortable accommodation, clean facilities, functional amenities with a touch of silent luxury that suit most travelers, visitors, families, divers and beach lovers. Essentially you are renting a privately-owned property and therefore we are not classified as a hotel nor a resort.
Yes our room rates come with breakfast which is charged based on the number of pax. For additional pax (or extra bed), you will be charged extra. We provide basic breakfast in a single serving (with a choice of either a local delicacy or a western breakfast). We do not provide buffet-style breakfast to minimize wastage as part of our sustainability effort.
Main Villa (Sea View) – RM2000 per night / 3 bedrooms / 3 bathrooms / 6 guests (maximum capacity: 9 guests)
Side Villa A (Sea View) – RM600 per night / 1 bedroom / 1 bathroom / 2 guests (maximum capacity: 4 guests)

For the most comfortable experience, we encourage our guests to book for 2 people per Side Villa and 6 people for our Main Villa. Though the villas are spacious and may seem like they could accommodate more, they have been specifically designed to provide an exceptional experience for these group sizes.
The Side Villas were initially designed for 2 guests, and the Main Villa for 6 guests.
However, the maximum capacity for the Side Villas is 4 people, while the Main Villa can accommodate up to 9 people at one time (with additional charges for extra beds and breakfast).
Our rates are based on the number of guests. The minimum rate starts from 2 adults for Side Villas and 6 adults for the Main Villa.
The rates for additional guests sharing the same villa at Katsetiu Villas are as follows:
Adults: RM150.00 per adult per night (peak season) / RM75.00 per adult per night (off peak season)
Children: RM75.00 per child per night (peak season) / RM35.00 per child per night (off peak season)
These rates include an extra bed and complimentary breakfast.
However, if you are bringing your own mattress:
Extra-guest with no bed, no breakfast, and no particular setup: No additional charges. (provided the total number of guests does not exceed the maximum capacity of the villa).

The maximum number of guests allowed is very important as it contributes to the total occupancy for the entire property.
If we allow one unit to exceed the maximum number of guests allowed, then we would have to allow other units to do the same. If we do that, Katsetiu Villas will become overcrowded.
Hence, the SOP is in place to ensure that even when we are fully booked, the property is not crowded, providing guests with a comfortable stay.
Yes, we do, but our compound area is not baby-proofed or child-proofed. Children on the premises must be supervised by a responsible adult at all times. We’ll not be responsible for the safety of babies or children during your stay.
We always try to accommodate your needs and ensure you enjoy your stay with us. Toddlers and babies under 6 years old can stay for free when sharing a bed with their parent(s), with no extra charges. However, the complimentary breakfast is only provided based on your input on number of adults and children staying in the villa. The rates in our reservation system are calculated based on your input on number of adults, children and infants staying in the villa.
There are strict capacity rules at Katsetiu Villas, and we need to know all guest numbers, including children, before arrival. Babies or very young children sharing existing bedding with parents are permitted. Additional beds can be requested at an extra charge and are subject to availability.
You may have visitors in your villa, but they must be registered and approved by the Management. Visits are allowed until 2200hrs. In the case of extended visits (after 2200hrs.), an additional charge of RM150 per person per night will be applied as a supplement for the next guest.
Having a good time and celebrating with family is part of a great holiday! Most of our neighbors live here full-time, so no parties are allowed. When it comes to entertaining outside guests or hosting a gathering with more people than the accommodation’s capacity allows, permission is required.
However, small gatherings with prior approval must comply with noise rules. Please keep noise levels down, especially during late hours, between 2300hrs and 0800hrs, to avoid disturbing the peace of other guests and neighbors.
Smoking is prohibited inside the villas. There are designated smoking areas outside the vllas and also a public smoking zone situated at the Café. Please use the ashtrays provided to dispose of cigarette butts.
The closest airport is Sultan Mahmud Airport. It is 40km from the villas and approximately a 50-minute journey.
Our villas can accommodate less than 18 people at one time. Events such as weddings usually involve large crowds, which we unfortunately cannot accommodate. However, if your wedding is intimate and involves fewer than 20 people, we might be able to host it.
For photoshoots and filming, additional charges will apply.

No, daily housekeeping is not included. The villas are cleaned prior to your arrival and after your departure. During your stay, you are responsible for maintaining the cleanliness and order of the villa.
For stays longer than 3 nights, housekeeping will be provided on the 3rd day as part of our effort to protect the environment.
To help conserve the environment, we do not change bedsheets daily unless specifically requested.
If you need a change of bedsheets, please feel free to contact our on-site team.
Yes, fresh towels are provided in our rooms. To help conserve the environment, towels will not be replaced daily during your stay.
If you need more towels or a change of towels, please feel free to contact our on-site team. Kindly note that these towels are intended for use exclusively in the rooms and should not be taken outside or to the beach.
You may walk in, but it is subject to availability. It is advisable to check availability first on our website.
Unfortunately, we do not accept partial payments for bookings. Full payment is required to reserve the villa.
In very rare cases, it may happen that you do not receive a booking confirmation due to technical issues, although you preceded the booking until the end and the amount has been reserved on your credit card. In this case, please contact our Customer Service team via WhatsApp, who will retrieve your booking and re-send the booking confirmation.

A promotion code is a special key that provides discounted rates. To use it, visit the booking section of the Katsetiu Villas website and enter the promotion code into the “Enter Promotional Code” box.

Cancellation/Postponement Policy
1. The Management reserves the right to cancel any reservations without notice if we are notified of any fraud or illegal activities associated with the full payments received.
2. Cancellation must be made at least 7 days prior to the scheduled check-in date.
3. Cancellations made within the specified time frame will receive a full refund.
4. Cancellations made after the specified time frame will incur a cancellation fee of 10% of the total reservation cost.
5. Cancellation has to be made through corresponding email ID: [email protected], or WhatsApp, otherwise no cancellation will be entertained.
6. Cancellations will not be accepted over phone.
7. Should the Guests postpone their trip or change their dates from the agreed dates The Management reserves the right to re-quote the agreed prices or rates and any discounts offered previously may not be applicable.

We will cancel your booking immediately and process the refund. According to Stripe’s policy, it may take 5 to 10 working days for the refunded amount to reflect in your account.

Katsetiu Villas have provided a designated parking area for guests’ convenience. Please ensure to lock the car and do not leave valuables in plain sight. The Management is not liable for any damage or loss of vehicles while parked on the compound.
We do not provide in-house laundry services. However, if you wish to send your laundry to the nearest laundry shop, our staff can assist you (subject to their availability). You would just need to pay the laundry charges directly to them.
Yes, we provide bicycles exclusively for our guests, available on a complimentary, first-come, first-served basis. They’re perfect for leisurely rides around the villa and exploring nearby areas at your own pace.

Please note that the beach in front of the Villas is not under the management of Katsetiu Villas. It is managed, cleaned, and maintained by the local municipality. Katsetiu Villas bears no responsibility or authority over the beach. It is your responsibility to ensure your personal safety during beach or water activities, such as swimming, and others.
It’s a good idea to check in with the Management before you hit the water or beach. We can’t really guess what the weather’s up to that day. Just so you know, there aren’t any lifeguards on duty, but the Management can fill you in on some tips to stay on the safe side.
Red flags on the beach indicate dangerous conditions (e.g., strong currents, big waves, water spouts, jellyfish bloom) and are not suitable for any water activities.
We’re all for beach vibes! However, we don’t allow skimpy bikinis. Out of consideration for our neighbours and local customs, please cover up when heading to the beach. It’s a good idea to be culturally sensitive and respectful of local customs during your stay at Katsetiu Villas and when wandering around public areas nearby.

The Management won’t be responsible for any issues that may arise from using outside operators.
It is not advisable to bring children under 12 during the snorkeling or diving trip, even if they will stay on the boat. We do not take responsibility for the safety of your children during the diving trip.
However, if you still want to bring them, it will be at your own risk, and the boat operator will require you to sign a liability release form, absolving them of any responsibility in case of any incidents.
No, our dive packages in Redang island are inclusive of rental of scuba cylinder, masks, flippers, belts, and the full standard dive equipment. There are no additional charges for replacement of the equipment.
For experienced divers, it is advisable to bring your equipment. This is because some divers have their preferences when it comes to scuba gear, and normally personal gears have been tuned to their buoyancy and style of diving.
Our dive center will provide diving suits or wet suits to cater for average sizes. However, if you feel comfortable, you may bring your own diving suits as we provide cleaning and drying services, after your diving trips.
